I feel that it is really a mix of things. He obviously loves the girl in this song and she is going through a very rough time in her life. This song has a lot of interpretations. I personally kind of see the girl just getting over a long relationship and him having feelings for her. She is breaking down and doesn't want to let go of her ex. And he finds it hard to look at her because he can see she is going through the breakup hard and wants her to have everything. The last verse about keeping your eyes open is him basically trying to tell her that she deserves so much better and could have anything she wants if she tries instead of wanting to settle for the guy who dumped her.
