This is unquestionably a lost gem when it comes to Beach Boys ballads. They don't have very many songs in their catalogue that have this gentle yet lush sound. It's produced to have a very 'final' feel to it, and it seems out of place except at the end of an album or playlist (it's the last track on its album: "MIU").
Obviously this song is about change. First the singer questions if it's going to be good, or just another letdown. Then it goes into the two verses that leave the song open for all kinds of different interpretations... I tend to just see it as someone kind of starting their life and being something of a role model or just a good person. At the end of the song the change is sweeping away all the bad of the past. The repeating "wont last forever" can be taken differently, but I think it's kind of like your conscience telling you to act on the change/opportunity because it wont always be there.
Overall, a beautiful song that should be in anyone's Beach Boys collection. (PS - The 'won't last forever' line is basically copied and pasted from the end of their own song "When I Grow Up", though I don't know why).
