I disagree with all of you guys. I think he's scared. Of letting her into his life. He knows how much the situation is not perfect because she's not into him really, just using him for something (and when the right times comes...), on the flip-- he knows how attached he could get. And even though he tries to detach himself from the situation (Well, you can stay if you want to...but you can't sleep in my bed), he knows that when it comes down to it he wants her to be with him (stay, oh, please, stay...). Only reaffirming the situation, he says "Find the man you want, he's got all you need and more" suggesting that maybe she isn't really into him and he's only there at the moment (And when the right time comes, I'll be what you've grown to hate, 'Like' your high school crush, Made you pass your papers in late.).
