Okay, so who wants to explain to me why he uses the conditional "you would be" instead of the indicative "you are"? That's the one thing that bothers me about this song.
so, i could be way off, but i think it is about a hopeful lover. all the things one hopes to find in a person, which explains the "you would be." implying that the eventual lover will be surprising, but all the things he's written for her...
however; the "i'm still surprised" is still throwing me on that meaning, so, i'm just not entirely sure!
i think the surprised represents the surprise of falling in love with someone. when you're surprised at not only who it is, but how amazing it is.

In fact, I think this song is following a conversation that they had - so he fell in love with her, then told her how he felt and she said that they couldn't be together. So the song is saying "We would have been perfect - but it's ok, because we can be friends"
