It can be assumed that an event has happened to cause him to come to this conclusion, or her "spell" has finally worn off on him where he can see the truth. He is completely separating himself form Ms. Leading. He says he has fallen out of "lust" not "love". The Dear Hunter is fully aware of Ms. leading's infidelity

"Its ironic how I fall just to get back up again" This is the Dear Hunter regretting leaving Ms. Leading. "You were the only one that didn't fold" is him saying she was the only true character of the whole story. Although, in the next song he realizes this isn't the case.

This is the Dear Hunter juggling whether or not he can stay with Ms. Leading. He realizes that no matter how much he loves her, he will always have his doubts. He will always suspect that she is cheating on him. He's making himself too vulnerable to heartbreak by loving her so much. He realizes that if they just part ways, he can never catch her cheating on him so he decides the best thing to do is separate. "Cause you cant be caught red handed if your not red handed My darling I would never say those words to you" the dear hunter is saying that if she actually isn't doing anything, she can't be caught for it. The only way to completely prevent that is to not see her. He loves her so much that he couldn't stand the thought.

This song is an extension of the last. he's back with Ms. leading again and he's accepted that she's a whore. The first lines, I think, are ms. leading speaking. Similar to a soliloquy. She does not care for him like he cares for her. The dear hunter tries to find the goodness in her. By being with her, he is reminded of how attracted to her he is and he wishes that his love is not in vain, that she really does love him.

I think this is the Dear Hunter trying to justify how his newest love "ms. Leading" might be a whore, how it may be acceptable. He parallels this to the mindset his mother was in. She just needed money, she was not a bad person. at the end, he's going back and forth in his mind trying to come to a verdict.
