The first stanza in this song shows what the narrator /should/ be doing, which is picking up a pen if he's chasing his dream, or putting on a show (presumably a concert), but he'd rather to pretend the whole way through. The narrator then shifts to a second person, offering an excuse for the person (I always think it's a girl for some reason, whatever) not being around, even though she should be. And then essentially repeating it in the next line. Not sure about the chorus, but it's about a spirit that likes someone else more than the narrator, someone who always points out her flaws - when and how and when - but can never be criticized because it's 'ever-changing.' Not sure, it's a little vague.

The third stanza becomes more storylike in the fact that he's talking about a group of people, but how the girl still stands out because of her love and her audacity to 'fly straight up and come the fuck down.' But also how she's corrupt inside, that her house is falling because she built it on the wrong ground, or that she's losing all of her friends because she chose the wrong ones perhaps?

Personally I always thought this song was about songwriting, maybe the ghost is the part of him that writes songs, as in "ghost writer". I think the first verse is about his "ghost" being with the band; "you should be around they should just way when".
The chorus says "I think he loves them the most" maybe meaning the band is perfect for his songwriting, and maybe the "always shows you when and how and where you went wrong" is that songwriters tend to write about bad times in their life.
The second verse is generally about the song writing process, "see you all sitting around" kinda like a jam session. "fly straight up and come the fuck down" documents the temperamental nature of songwriting in general.

Presumably about a girl (person) who, in relationships, starts out very intense and interested and dramatic, but then, because the feelings were not based on something real, she comes "down" from the high and gets over it quickly. The "house" (relationship) falls apart because it wasn't based on something real.
