I think this song is about being a man and how the 20's can pass so fast that you didn't even get a chance to update your taste in women.

This suggests that the girl he's interested in is still living at home, which means she's probably in her late teens.

Basically she have a on-off boyfriend, who is about her age and considered young.

The progression here makes it obvious that he's being tempted by her, while his conscience is telling him to back off. I think there's two endings to the story, the guy who didn't listen to his conscience and did get involved with a younger woman, and the guy who did listen to his conscience. Both of them have regrets but for different reasons.
