I think it is about being in love with a girl you think is just too good for you, see the comparisson that he lives in a shed and she lives in a nice big house? too bad for nick she doesn't have the same interest in him as he has in her, the "She said I'm sorry you'll just have to find a friend" part is where she tells him she's sorry but I'm not in love with you, you should find another girl, the end of the song is an open invitation for her to come and get to know him, because maybe he is a nicer person then she thought.
