I think it's about a guy seeing things as purely black and white and being slightly obsessive over a girl, perhaps out of desparation and lack of success with girls in the past ("when it comes to girls i'm mostly hypothetical"). He seems aware of this but doesn't care in the way he says "I know it's old fashioned to say so". He is adamant that it's the right choice for her to date him.

It reminds me of a dark Pedro Almodovar film 'Atame' where the protagonist ties up a girl until she falls in love with him.

Does anyone feel there could be a link to 'Smile Like You Mean it'? The part about the girl's 'old ways' could be refering to the 'change your ways while you're young' part in SLYMI, and this beautiful boy could be the person who'll 'help her understand'.

As for the religious imagery, the Devil's Water may be these old ways, perhaps she slept around or commited some kind of relationship sin, and Brandon is saying this isn't so sweet, it's not the right thing to do, but there in reality there aren't any guys like Jesus so she can dip her feet in this 'Devils Water' occasionally. I think it's trying to say this guy isn't perfect but he might just be the one for her, maybe the type of guy she dreamed about but never got when she was young.
