So she goes to this guys house for help, and he lets her.
Something happens and he wonders if it's alright that he's doing this even with her ex.
Which is why she said everything was a mistake. But he kinda saw that coming, apparently.
But he figures they can't last.
And she said maybe, just maybe you won't end up like him.

I think that the "ghost" is who the girl fears to be the mean exboyfriend outside the home of the singer. She, as a result, is scared and wants to stay over night.
Some time passes and the guy fights with his thoughts and feelings about what happened. The chorus is I think what he said to her when she came. He realizes that she could be just using him to feel better, and he could be just taking advantage of her state. He wonders it it's ok if they both realize this, or if there was something more to that. He is unhappy about this situation, as it's not the perfect way to start something.
Later on the girl comes back and says that maybe after all the two of them can work (she had the same thoughts), but asks him to go slow, and maybe, just maybe he wont turn out like her ex.
